What the agent should understand:
Temporary buydown: larger payment relief at the beginning, but temporary. Permanent buydown: payment reduction continues while that loan remains in place. Price reduction: lowers the amount financed and creates ongoing payment savings.
Simple way to explain it: The same seller dollars can affect a buyer's payment very differently depending on how they are used. The goal is not to automatically pick a winner — it is to compare the strategies before negotiating.
